Full Dicslosure is Critical for Buyers as facts about the property affect the Value and Desirability of a property. Full Disclosure is being completely open and honest. A Transaction Broker can not share ALL information with the Buyers or will the transaction broker research a property to find flaws or problems. He/she can NOT reveal any information that may be detrimental to the Sellers position. Llikewise can NOT reveal any information that may be detrimental to the Buyers position. In short... everyone is on their own. There is no AGENT working for either party.
For the brokerage involved there is little or no Agent liability in a Transaction Broker sale as there is no Agency representation. Additionally, the Transaction Broker can "Double-End" the sale collecting the Buyer Agent and Listing Agents commission.
